On July 1, 2017, HOWOGE Wohnungsbaugesellschaft mbH acquired the properties known as “Mühlengrund” at Rüdickenstrasse 33 and Rotkamp 2.6 in Berlin-Hohenschönhausen from the ELAD Group. The previous plans of the previous owner and project developer ELAD for the construction of three six- to eight-storey residential and commercial buildings are now being realized by HOWOGE. Construction will start in spring 2018.
Following the demolition of the two existing buildings, around 400 apartments and around 3,700 square meters of commercial space for retail, medical practices or restaurants will be built on the approximately 12,300 square meter site. The apartments vary between one and four rooms and are 37 to 115 square meters in size. Mühlengrund is a neighborhood for families, senior citizens, couples and singles alike. All apartments are accessible by elevator. One third of the apartments will be barrier-free in accordance with Section 50 of the Berlin State Building Code, with level-access showers and corresponding corridor and door widths. In addition, space will be provided for the creation of shared apartments for social organizations. The majority of the units will have a balcony/conservatory or terrace. A variety of play and recreation areas and over 730 parking spaces for bicycles will be created in Mühlengrund. Tenants will be able to park their cars in two underground garages with a total of 100 parking spaces.
The buildings will be of solid construction (reinforced concrete) and will have a façade of prefabricated timber frame elements, which will be finished with colored panels.
